Description
The Ferney Lee project will be administered through two separate building contracts, each entered into by the same contractor under JCT Design & Build 2016 contracts (as amended by the Schedules of Amendments). The Project is split between two contracts for funding purposes with both contracts commencing at the same time.
Following the tender process there will be two separate Design and Build Contracts incorporating the Contract Amendments as in this tender package.
Contract 1: will relate to the Enterprise Centre as outlined in drawing 2338-GWP-01-00-D-A-(00)-1000_Enterprice Centre - Extensive works contract No. 1-A01 (003);
Contract 2: will relate to the residential works including all external works within the redline and excluding the Enterprise Centre as outlined in drawing 2338-GWP-01-00-D-A-(00)-0006_Housing- Extensive works contract No. 2-A01.pdf.
The scope of works for Contract 1 is for the design and construction of a new Enterprise Centre which is made up of a ground and first floor and incorporates a number of individual offices and working spaces with communal areas including welfare areas, a reception and meeting space. The Enterprise Centre is designed to a high standard and will meet 'BREEAM Very Good' which will be certified by a licensed assessor.
The scope of works for Contract 2 is for the design and construction of 19 affordable for rent dwellings including all external works relating to the entire site with the exception of the footprint of the Enterprise Centre. The dwellings are designed to a high standard and will be built to Passivhaus standards which will be certified by a licenced assessor comprising of 5no. first floor 2b/3p flats, 5no. ground floor 1b/2p flats Part M4(2) and 9no. 2b/4p houses Part m4(2). The external works include car parking, access roads, soft and hard landscaping and a POS area to the rear of blocks A and B. There is an existing Public Right of Way that crosses the site which requires limited making good and there are highway improvements required to Buckly View with the installation of a raised platform non-signalised crossing.
Both contracts will be entirely independent of each other and will have no bearing on each other. Any Relevant Events and Relevant Matters will be treated completely separately under each contract for either the residential and external works contract or the Enterprise Centre contract.
The contractor will provide separate programmes for each contract which will be entirely independent of each other. Insurances and any bond/parent company guarantees or other security provided by the contractor for Contracts 1 and 2 will operate independently of each contract.
