Description
Odiham Community Interest Company has been formed as a community project to save the local village pub. We have raised funds to repair and renovate the Bell by selling shares to the local community and a grant from the Community Ownership Fund.
We seek competitive quotations from responsible companies with significant experience in sensitively repairing and renovating grade 2 listed buildings for Phase 1 Repair and Renovation, and indicative prices for Phase 2 Alteration and Conversion of The Bell.
Phase 1 of our works includes Repair and Renovation of The Bell and is to be complete and paid by 22 March 2025. Time is of the essence for this Phase of work.
Phase 2 of our works includes Alteration and Conversion of The Bell and is to be completed as soon as practicable following receipt of relevant listed buildings consent and planning permission.
The Bell pub in Odiham stands opposite All Saints Church in an area called The Bury, tucked behind the High Street. Originally licensed in 1509, it is one of the oldest pubs in Hampshire and has reportedly been the site of brewing since the Domesday Book.
The Bell has been empty for several years. The previous owners have removed all fixtures and fittings from the pub. Some insulation and ceilings have been removed throughout the first floor of the property. All services have been stripped from the building.
The entire scope of works include:
Local repairs to historic timber frame especially at frame/noggin panel junctions and junctions between individual historic frame sections.
Renewal of damaged and partially stripped out finishes including wall and ceiling surfaces
Repairs to floor finishes and boarding
Installation of insulation in accessible locations to improve thermal efficiency
External and internal redecoration including local repairs to joinery
General external repairs
Roof coverings, re-lay and repair
Overhaul gutters and downpipes
Conversion of small outbuilding (store) to provide disabled accommodation
Provision of new toilet accommodation
New access/escape staircase
Catering service lift
New bar and cellar drinks delivery equipments
New kitchen installation
New mechanical and electrical installations

OCIC may or may not, at its sole discretion, choose to proceed to contract with the Most Advantageous Tender.
OCIC is funded by an HMG government grant and any contract resulting from this process will include flowdown terms and conditions as required by the terms of OCIC's grant agreement (e.g. record retention, modern slavery, right to audit, value for money etc.)
